DISCOM net metering and PM Surya Ghar commissioning often ask for society approval when the roof is shared. This page explains how RWAs actually decide — practical framing, not legal advice.

Managing committees are liable for common property. Their questions are predictable:
Address these upfront and NOC meetings go faster than leading with “government subsidy.”
| Track | Who applies | Typical committee ask |
|---|---|---|
| Individual flat (private terrace rights) | Flat owner on own domestic meter | Written NOC, structural OK, indemnity for waterproofing |
| RWA common-area plant | Society / association entity | AGM resolution, vendor contract, benefit-sharing policy, larger load certificate |
Context for flats vs bungalows: apartment rooftop solar guide.
Subsidy framing: PM Surya Ghar guide. Equipment compliance: ALMM & DCR panels.
Many DISCOMs (including several in Maharashtra, Karnataka, Telangana, and NCR) ask for society NOC upload during net-meter application or commissioning inspection. PM Surya Ghar may reject CFA if roof-rights documents do not match the applicant name. Sequence matters: NOC → feasibility → install → inspection → CFA DBT, not the reverse.

FAQ
Depends on bye-laws, ownership rights, and state housing rules. Some top-floor owners with exclusive terrace rights have challenged blanket bans — but litigation is slow and expensive. Negotiation with structural proof is usually faster. This is not legal advice; consult local counsel if blocked unfairly.
Not unless the resolution says so. Standard individual NOC grants permission to install on common roof area allocated to your flat — ownership stays with you. Read the NOC text before signing.
Treat informal chat as progress, not proof. DISCOM and subsidy audits want signed letterhead NOC or registered AGM minutes. Follow up in writing.
