Independent advice for domestic connections in Noida, Greater Noida, and Noida Extension. You commute to Delhi NCR daily, but your electricity bill is Uttar Pradesh — PVVNL, not BSES or the Delhi Solar Portal. Your slab bill still decides payback after central CFA.

Noida feels like Delhi metro for offices, malls, and metro lines — yet rooftop solar here runs through PVVNL (Paschimanchal Vidyut Vitran Nigam), a Uttar Pradesh distribution company. Delhi’s announced zero-upfront 3 kW scheme does not apply to Noida connections. A quote that treats Sector 62 like “Delhi free solar” is a red flag. Sealix advises; we are not PVVNL and not your installer. Start with the free home check.
Most Noida, Greater Noida, and Noida Extension domestic homes sit on PVVNL. Rooftop solar under PM Surya Ghar selects PVVNL on pmsuryaghar.gov.in, then follows UP feasibility, net-meter installation, and commissioning steps published on the PVVNL portal.
Border note: Some NCR fringe pockets near Ghaziabad may show DVVNL or PVVNL depending on sub-division — read your bill header, not your office address. For broader UP context: Uttar Pradesh state hub.
Central residential CFA is commonly ₹30,000 / ₹60,000 / up to ₹78,000 for eligible 1–3 kW+ systems after commissioning. UP does not add a separate Sealix subsidy beyond what official state notices publish at commissioning. Delhi’s state capital support for zero-upfront systems is a separate programme — it does not apply here. Full walkthrough: PM Surya Ghar guide.
November–January smog across the NCR belt reduces irradiance versus clear-sky models for weeks each year. Noida’s high-rise clusters in Sector 50, 76, and 137 add afternoon shade from towers. Size from annual bill units, not a summer-only estimate.
Grid-tied rooftop solar needs a bi-directional net meter from PVVNL. Settlement rules follow the UP tariff order in force at commissioning — confirm live wording before signing an installer quote. National explainer: net metering in India.
Many mid-to-high bill Noida homes land near 3 kW to capture the full central CFA ceiling. Going to 5 kW adds capacity with no extra central CFA — see 3 kW vs 5 kW and ₹3,000/month bill guide.
Noida and Greater Noida have a great deal of builder-floor housing — typically three or four independently owned units stacked on one plot — and this creates an ownership question that does not arise in a bungalow or a registered society. The terrace is frequently either retained by the developer or allotted to the top-floor unit, and the position genuinely varies from property to property.
The consequence is practical and occasionally expensive. Homeowners on lower floors sometimes commission a survey, agree a quotation and pay an advance before discovering they have no right to occupy the roof. Equally, a top-floor owner may have exclusive use in practice while the paperwork says something else, which is a weak position to build a twenty-year asset on.
Resolve this before any money moves:
None of this is a reason to abandon the idea — builder floors often have excellent unshaded roof access. It simply has to be documented rather than assumed.
A significant number of Noida and Greater Noida projects have not completed handover to a residents' association, and in some cases that situation has persisted for years. Where common areas are still controlled by the developer or its facility management company, solar approval is not a members' vote — it is a commercial conversation with a company that has no particular reason to say yes quickly.
That changes how you should approach it. Establish in writing who currently has authority over the terrace before drafting any proposal, because taking a resolution to an association that lacks legal control simply wastes a cycle. Ask whether the developer will permit installation at all, whether it expects any charge or revenue share, and what happens to the arrangement when handover eventually occurs — a plant approved by a departing facility manager should not become disputable later.
Where an association is properly constituted, the ordinary process applies and is covered in society NOC for solar and apartment rooftop solar. Be clear either way about which meter benefits: a plant on a common terrace usually feeds the common connection, offsetting lifts, pumps and lighting, which reduces maintenance charges rather than any individual flat's bill.
Plot sizes towards Pari Chowk, Knowledge Park and the Noida Extension belt are often generous, with independent houses carrying far more usable terrace than their consumption justifies. Available area is the wrong basis for sizing.
Central assistance stops increasing above 3 kW, so further capacity is paid at full price, and surplus units exported are settled under the applicable UP rules at less than the retail tariff you pay. A system matched to your annual consumption generally returns better than a larger one built to fill the roof — see 3 kW vs 5 kW. Check the sanctioned load on your bill as well, since applying for PV capacity above it can require load enhancement with charges outside the quotation.
Where a large roof does help is placement and access: keeping the array clear of tank and parapet shadows, and leaving room to reach it for cleaning through the smog season. An array that is awkward to access will not be cleaned, and through November to January that costs real generation, because winter particulate film is sticky rather than loose and there is little rain to remove it.

Only if you can establish who owns the terrace. In builder-floor construction the roof is often retained by the developer or allotted to the top-floor unit, and the position varies between properties. You need documentary proof of terrace rights, not a verbal assurance from a broker or neighbour, before ordering equipment or paying an advance.
Whoever legally controls the common areas at that moment, which in a project not yet handed over is usually the developer or its facility management company rather than a residents' association. That makes approval a commercial negotiation rather than a members' vote, and it is worth confirming in writing who has authority before a proposal is circulated.
No. Noida connections are served by a Uttar Pradesh distribution company, so Delhi state programmes do not extend here regardless of how close the border is. Your route is the national PM Surya Ghar application with your UP DISCOM selected, and any UP state benefit must be verified against an official notice.
Enough to matter for several weeks. From November into January, haze cuts the sunlight reaching the array, and particulates settle on the glass as a film that damp winter air makes sticky rather than loose. It needs active cleaning, since there is little winter rain to help, and any annual savings figure should reflect that period.
