Solar for tenants in India — what actually works without owning the roof

PM Surya Ghar is built around a domestic consumer account and roof rights. Most tenants cannot claim the full residential CFA path alone. Here is the honest playbook — NOC, negotiation, and alternatives — before you chase a vendor quote.

The short answer

Permanent grid-tied rooftop solar on a rented house almost always needs written landlord / owner consent (NOC), and the portal application usually follows the electricity meter holder. If the bill is in the landlord’s name, they are typically the applicant of record — and CFA DBT lands in their bank unless you structure a private agreement.

Path A — Landlord applies, you negotiate savings

Without that letter, tenants risk paying for a plant that stays with the property.

Path B — Meter in tenant’s name + owner NOC

Some DISCOMs accept applications when the domestic connection is already in the tenant’s name and the owner issues a clear NOC for roof install and metering changes. This is the exception path, not the default. Confirm with your DISCOM helpdesk before you pay a booking amount.

Path C — Flat in a society

What usually does not work

Lower-commitment alternatives

Portable balcony / plug-in kits can cut a slice of daytime load without net metering — but they are not the PM Surya Ghar CFA product and rarely wipe a ₹3,000 slab bill. Treat them as temporary, not a substitute for a commissioned rooftop plant.

Still run the bill maths

If the landlord is open to applying, the decision is still financial: units, shade, and net cost after CFA. Use the free home check with the house bill (not your rent amount) so both of you see the same numbers.
